How to send a work order

Send the property address, tenant name and phone, the issue, photos if you have them, and your not-to-exceed amount if you have one.

Get a flat price. Over your limit, we stop and send the price first.

Reply “approved” with access details; we confirm the time.

Photos, completion note and invoice come back with your work order number.

Vendor setup
Our W-9 and vendor setup forms are ready. Send your vendor application or portal invite (Property Meld, AppFolio, Buildium, Rentvine) and we will complete it.

Pricing
$125 minimum visit; everything else is a flat price per job from your work order.
